What is a Modular Prefabricated Construction?

Modular prefabricated construction is a process that constructs a building off-site under controlled manufacturing facility conditions, using the same materials and designed according to the same codes and standards as conventionally built buildings. Buildings are produced in 3D "modules" which, when assembled on-site, reflect the identical design intent and specifications as the most sophisticated traditionally built buildings.

How do the modular units become one complete building?

Once the modules are completed in a manufacturing facility, they are shipped to the final building location and assembled. Module installation includes line connections for mechanical and electrical systems, and exterior and interior finishes, where applicable. The final construction phase involves completing external systems such as cladding and roofing, as well as internal spaces like lobbies, stairwells, and elevator shafts.

How is the modular manufacturing facility inspected?

Modular manufacturing facility adhere to stringent QA/QC programs with independent inspections and testing protocols that ensure quality, evidence, and traceability at every step. The applicable standards for inspections vary depending on the region and/or building codes according to which the modular building must ensure compliance.

How Does Modular Construction Differ from Traditional Construction?

In comparison to the traditional construction process, modular construction relocates approximately 90% of the building construction activity from the building site location to modular manufacturing facility. This shift reduces site disruption, and vehicular traffic, improves the management of environmental aspects, and decreases the potential for work safety risks and accidents.

What are the stages of modular construction techniques?

Modular construction is analogous to assembly-line car manufacturing and typically involves four stages for a modular construction project. First, design development by the developer and plan approval by regulating authorities. Second, assembly of module components in the modular manufacturing facility. Third, the transportation of modules to the project site; and fourth, the erection of modular units to form the building.

What can be built using prefabricated technology?

In fact, any type of building that can be constructed using conventional methods can also be built using modular technology. This includes schools, hospitals, hotels, apartments, shops, and more. On top of that individual components can be extracted from the traditionally built buildings that can be prefabricated to gain speed of the construction, for example prefabricated bathrooms, rebar blocks, wall panels, roof panels, MEP vertical and horizontal risers etc.

Is there any difference in the design process between traditional and modular buildings?

The off-site modular construction requires more coordination during the design and manufacturing processes and forces developers to make decisions earlier because after manufacturing is completed, there are minimal possibilities to make any physical changes in the building.

What does the cladding of a modular building look like?

Modular building facades have no difference from traditional construction and use the same cladding materials as used in traditional construction. There could be some alterations depending on the used materials and whether the façade is installed on-site or off-site.

What additional tasks are needed on-site, once the modules arrive on site?

Modular construction requires the lifting and positioning of each of the modules by the prearranged sequence according to the site assembly plan. Main infrastructure supplies are connected to each module and between modules they are connected and sealed. After the module is connected and completed, the test is executed to ensure that the onsite works have brought the assembled modules to one integrated complete structure with fully running engineering systems.

What internal building materials are used in modular construction?

Modular construction uses absolutely the same materials used in conventional construction and materials can be selected to fulfill any project-specific sustainability and quality requirements.

How do you protect the modules from damage during the onsite lifting?

The design and production of modules consider the additional loads that may be applied during lifting and transportation and additional temporary or permanent reinforcement bracings are added at specific locations to absorb that extra loading and keep the modular building protected.

Are modular constructions as sturdy as traditionally constructed buildings?

Yes. Modular buildings meet and often exceed the same building and fire safety codes as traditionally constructed buildings. In fact, modules are built to withstand transportation from the manufacturing facility to the assembly site and have additional reinforcement bracings.

What kind of roof a modular building may have?

Modular construction uses the same shapes as the roofs used in traditional construction. These roofs can be designed as an integral part of the modules or as separate elements.

What is the difference between modular and prefabricated buildings?

There is no difference. "Modular buildings", "prefabricated buildings" and "pre-engineered structures" are all terms for buildings manufactured off-site in a manufacturing facility with a controlled environment that is then installed on-site once the site works are completed.

Is there a height limitation with modular buildings?

No. We can build a one-floor structure up to a multi-story complex, the height of the building will define which of the modular technologies are the most effective. In our experience, we have worked on building that are more than 20 storeys in height. All in all the size and configuration of modern modular buildings are virtually unlimited

Yes, LAMOD has experience in providing modular solutions for apartments and hotels in noisy environments, where effective noise reduction insulation can be included to meet specific requirements.

 Is it possible to expand or relocate the modular building?

Yes. The modular building is extendable and relocatable. If you anticipate the future expansion, or possibly moving to a new location, both tasks can be further accommodated by our design team if you discuss this with us at the outset. In fact, all modular buildings can be relocated but of course, some installation methods are more suitable for disassembly and relocation, therefore they have to be selected before beginning the design stage.

What if the building has been designed for traditional construction methods?

This is very common in this industry. At Lamod our engineers can ‘modularise’ any existing plans and will assist the architect in producing the correct building drawings following the needs of the client and addressing the modular construction requirements.

Are the modules designed to withstand seismic forces?

Of course, as in conventional construction, we must address all regulations and building codes, and the specific location seismic parameters are included in our model calculation to guarantee the full durability of the building.

Does the modular design limit architectural design?

The modular design has often created a perception in clients' minds of rectangular, boarding structures lacking architectural creativity. Indeed, the modular technology is based on modular units, normally rectangular in shape, which are connected one to the other to create the complete structure, although rectangular shape is commonly used due to effectiveness of the production process, modular building are not always designed rectangular. We have designed U-shaped, C-shaped, J-shaped buildings consisting of combinations of rectangular, triangular, trapezoidal and even round.

What are the dimension limitations of your modules?

The size of the module depends on project-specific and logistical plans. The optimal module size is up to H 3.0–3.5 m, W 3.5–4.0 m, and L 12.0–15.0 m. However, as a limiting factor, the cargo transport restrictions of the respective region should be taken into account. Lamod technology also allows for the construction of larger modules if required. Our largest modules have even been 18.0 m long, 4.5 m wide, and 4.2 m high. These dimensions are determined primarily by logistical and transportation efficiency. Depending on the construction site location, the maximum allowable dimensions may vary.
